Terms & Conditions
Effective from: July 2025
By booking a stay at Finlarg Farm Escapes Ltd, you (“the Guest”) agree to the following Terms & Conditions. These terms form the basis of a contract between you and Finlarg Farm Escapes Ltd (“we”, “us”, or “our”).
1. Booking and Payment
A booking is confirmed only when we have received a deposit (or full payment, depending on the platform or method used).
Bookings made via third-party platforms (e.g. Airbnb, Booking.com) are subject to the terms of those platforms in addition to our own.
Full payment is required 14 days before your stay unless otherwise agreed.
2. Cleaning Fees
We require a cleaning fee per stay, and an additional cleaning fee if you bring a pet, i.e a dog. No other pets are permitted unless otherwise agreed
3. Cancellation Policy
Direct Bookings:
Cancellations made more than 14 days before arrival will receive a full refund.
Cancellations made 3-7 before arrival receive a 50% refund.
No refunds for cancellations made less than 48 hours before arrival.
For bookings made via Airbnb, Booking.com, or other platforms, please refer to their cancellation policies.
4. Check-In / Check-Out
Check-in: From 4:00 PM
Check-out: By 11:00 AM
Early check-in or late check-out may be available by prior arrangement only.
5. Occupancy and Use
Each unit has a maximum occupancy of 2 people. Exceeding this without permission may result in cancellation without refund.
No visitors are allowed on-site without prior agreement.
Parties, events, or loud music are not permitted.
6. Site Rules and Safety
This is a quiet rural site—please respect the peace of other guests and wildlife.
Campfires and BBQs are only allowed in designated areas.
Children must be supervised at all times.
No smoking or vaping inside any accommodation.
Dogs are permitted but need permission.
7. Damage, Loss, and Cleanliness
Please leave the accommodation clean and tidy.
You are responsible for any damage caused during your stay. We reserve the right to charge for repairs, replacements, or extra cleaning required.
Missing items may be charged at replacement cost.
8. Liability
We accept no liability for injury, loss, or damage to you, your belongings, or your vehicle unless caused by our proven negligence.
You are responsible for your own safety and for supervising any children or pets on-site.
Weather, wildlife, and rural hazards (e.g. uneven ground, farm equipment) are a natural part of staying in the countryside—please take appropriate care.
9. Force Majeure
We are not liable for refunds or compensation due to circumstances beyond our control, including but not limited to severe weather, pandemics, travel restrictions, or utility failures.
10. Right to Refuse or Terminate a Stay
We reserve the right to:
Refuse a booking or terminate a stay at our discretion if guests behave unreasonably, breach these Terms, or cause disruption or damage.
No refund will be issued in such circumstances.
11. Complaints and Feedback
If you have any issues during your stay, please let us know as soon as possible so we can try to resolve them.

12. Governing Law
These Terms are governed by the laws of Scotland. Any disputes will be handled by Scottish courts.
